Fees at Arden House
Our weekly fee is tailored to each resident, based on a careful assessment of their care needs and their choice of room.
Our indicative fees (updated in April 2026) start from:
- Award-winning care from well-trained professionals
- Home for Life funding assurance for self-funded permanent placements
- Funding what matters – as a charity, every penny goes into delivering great care
What’s included in the weekly fee
The weekly fee covers care, accommodation and day-to-day living costs, including:
More on what the weekly fee includes
While our fees are comprehensive, there are small differences in what they cover depending on your Greensleeves Care home. Some of the differences are listed below, and your contract will provide full clarity.
Private TV and viewing licence
A TV with Freeview for a resident’s room may be included in some homes. Residents or loved ones will be required to arrange their own TV Licence where one is needed.
Phone line
Telephone points are available in each room. The resident or an appointed loved one will be responsible for installing, maintaining and covering the costs of a private phone line.
Furniture included in the room
Furniture varies by home and room, but all rooms include a bed, sitting and storage space. Residents are also welcome to bring their own small items of furniture.
Alcoholic drinks
Selected alcoholic beverages may be included in the fee at some homes.
Exceptional services
Some services, such as hairdressing or chiropody, may incur an additional charge. See the full list further down this page.
How fees are calculated
We know that care can be a significant financial commitment. We pride ourselves in setting fees that are strongly tailored to the resident’s needs, and a fair reflection of the true cost of delivering high-quality care.
Each resident’s individual weekly fee reflects the level of care and support they need, as well as the quality of their private facilities.
To ensure we can continue to provide best-in-class care, fees are reviewed each year to take account of inflation and other changes in costs. Learn more under Changes to fees.
We will discuss fees openly and transparently as part of the care journey, and we will confirm the agreed fee, what it includes and other key details in writing before admission.
Types of funding accepted at Arden House
We welcome residents whose care is funded in several ways, from self-funded arrangements to public funding contracts.

Self-funded or privately funded
We welcome residents who are funding their care privately. We require evidence of sufficient funds to cover a minimum of 18 months at the applicable weekly rate when a resident joins our community.
We can often accommodate a range of privately funded arrangements, including where an asset needs to be sold and a 12-week property disregard may apply.

Local Authority funded or NHS funded
We also welcome residents whose care is funded by the local authority. Places for state-funded residents are limited and depend on several factors, including the home’s capacity and the fee offered by the authority.
The NHS may also contribute towards the cost of care. We admit residents funded through NHS Continuing Healthcare (CHC), which applies where an adult’s assessed needs amount to a primary health need. While CHC can cover a substantial part of the cost of care, it may not cover all services offered by the home.

State-funded with a ‘top up’
Where we have no capacity for additional residents at the standard state-funded rate, we may be able to offer a place if a third party can contribute the difference between the state-funded rate and the home’s fee.
This is known as a third-party ‘top up’ and involves a formal agreement between the home, the local authority and the person paying the top up fee.
Our funding assurance
Permanent self-funded residents can benefit from our unique Home for Life funding assurance. If a resident’s personal funds run out while they are in our care, we will support them to remain in the place they have come to know as home, surrounded by familiar people and places.

Proof of funding
Before moving permanently into one of our homes, we require evidence that a resident has sufficient funds to cover their fees for a minimum of 18 months. This can include funds tied up in assets, such as a property that has been, or will be, sold.
Evidence is provided through a simple self-assessment form completed by the resident, their power of attorney or next of kin, as appropriate.
A uniquely flexible trial
Our industry-leading trial provides families extra reassurance to choose care with confidence
A bit longer to try
We offer all permanent new residents a six-week trial period, rather than the sector standard four weeks. This gives residents and their families extra time to make sure the home is right for them. We see this as part of our promise of helping people feel good about care.
No obligation
During the six trial weeks, residents can end their contract for any reason, giving at least seven days’ written notice to the Home Manager. If it becomes clear that the home is not the right fit, we will also help to find a more suitable home.
Confident payments
Payment for the six-week trial is taken in two stages: four weeks in advance, followed by a further two weeks, and we will refund any fees paid in advance if they are unused. Once the trial period is over, fees are collected monthly in advance by direct debit.

Exceptional services
Some services are not included in the weekly fee. Where they are not provided free of charge by the NHS, we can often arrange the following for an additional charge:
Healthcare and personal services
Other services that can be arranged for an additional fee include:
No surprises.
We will always discuss and agree the provision and cost of any additional services with the resident or their representative in advance.
Changes to fees
We review our fees annually before 1 April to reflect inflation and other changes in the cost of providing care. As a Real Living Wage Employer, this also includes any increases in the recommended wage, helping us ensure colleagues remain fairly paid.
We will give residents or their representatives at least one month’s written notice of any change to the weekly fee.
As part of our duty of care, we also review residents’ care needs regularly. If a resident’s needs change significantly and this affects the cost of providing their care, we will discuss this with them or their representative and give good notice of any change to the fee.
